Living in PEDRO POINT

Pedro Point sits at the southern edge of Pacifica, between Linda Mar Beach and the coastal hills that rise toward Devil’s Slide. The neighborhood climbs quickly from the flatter streets near the beach into the hills, with winding roads and one-of-a-kind homes along the way.

Lower Pedro Point is walkable to Linda Mar Beach, surfboard and all. There’s even a little-known lookout spot on the cliffs, perfect for whale watching. Head farther up the hill and the setting changes quickly. The ocean views and epic sunsets here are extraordinary—and are the very reason most people move to Pedro Point in the first place. Pedro Point Headlands sits just beyond the neighborhood, with trails leading into the hills and south toward Devil’s Slide and Montara.

Linda Mar Homes

Most homes in Linda Mar are ranchers and elevated ranchers, ranging from original to fully remodeled. You’ll also find custom-built modern homes throughout the neighborhood.

Location within Linda Mar matters. The flatter streets closer to the beach offer a different setting than homes farther into the hills, where elevation and orientation can open up ocean and valley views.

PEDRO POINT Homes

Pedro Point has one of the more interesting mixes of homes in Pacifica. Mid-century homes, beach bungalows, extensively remodeled properties, and one-of-a-kind custom homes all coexist here.

Topography plays a big role in how homes are designed in Pedro Point. Lower Pedro Point has flatter lots and easier access to the beach, while homes higher in the hills can come with dramatic ocean views, larger decks, and a completely different relationship to the coastline. Lot orientation, access, parking, and usable outdoor space can vary considerably from one property to the next.

THE PEDRO POINT LIFESTYLE

Pedro Point is just off Highway 1, but once you’re in the neighborhood, it feels tucked away. The beach, trails, and ocean are part of daily life here, but the neighborhood itself stays largely residential and out of the main flow of people moving through Pacifica.

For surfers, the appeal is pretty straightforward: Linda Mar Beach is right there. Pedro Point Headlands puts miles of trails practically outside your door, while Devil’s Slide and the coastline south toward Montara open up even more terrain to explore. And when home can also be the office, Pedro Point is a pretty compelling place to spend a Tuesday.

Shopping, Dining, & Local Favorites

Pedro Point is primarily residential, but you don’t have to go far for the essentials—or a good flat white. Soul Grind Coffee sits at the edge of the neighborhood near Linda Mar Beach, with Linda Mar Shopping Center just across Highway 1 for groceries and everyday errands.

For dinner, Puerto 27 is nearby, along with the restaurants and local spots around Linda Mar and Rockaway Beach. Head south on Highway 1 and Half Moon Bay adds another set of restaurants, shops, and Coastside favorites within easy reach.

PACIFICA SCHOOLS

Pedro Point is served by the Pacifica School District and Jefferson Union High School District. Local public schools include Cabrillo School, Ingrid B. Lacy Middle School, and Terra Nova High School. School boundaries and enrollment eligibility can change, so buyers should verify current assignments directly with the appropriate school district.

COMMUTING FROM PEDRO POINT

Pedro Point sits at the southern end of Pacifica, with Highway 1 providing the primary route north toward San Francisco and Daly City. Connections to I-280 put SFO, South San Francisco, and the Peninsula within practical range, while commuters heading farther south can continue toward Silicon Valley.

Living at the south end of town adds a few minutes compared with some of Pacifica’s northern neighborhoods, but Pedro Point has an advantage that matters: you’re already on the right side of town for getting south toward Half Moon Bay and the rest of the Coastside.

Of course, working from home is particularly well suited to Pedro Point. The ocean views make for a pretty good office backdrop...
